The Dublin planning landscape, the local BER assessor pool, and how we navigate both for every install.

Planning office

Dublin City Council

Civic Offices, Wood Quay, Dublin 8, D08 RF3F

For protected structures and Architectural Conservation Areas in Dublin, we submit Section 57 declarations directly to this office. Solar PV on standard owner-occupied homes is exempt from planning permission since SI 405/2022 — so most Dublin installs need zero council interaction.

SEAI Grant FAQ · Dublin

All the grant questions,
answered for Dublin.

Real questions from Dublin homeowners. Answers reference Dublin City Council, our local BER assessor pool, and the actual 8-day approval window we see for Dublin filings.

The SEAI Solar Electricity Grant pays up to €2,100 per home in Dublin (and the rest of Ireland). Structured as €700/kWp for the first 2 kWp installed, capped at €2,100. The grant amount is the same nationwide — what differs by county is the local process: in Dublin we file through Dublin City Council and coordinate with one of 187 SEAI-approved BER assessors operating in the area.
Dublin City Council's planning office is at Civic Offices, Wood Quay, Dublin 8, D08 RF3F. While solar PV on most Dublin homes is exempt from planning permission (SI 405/2022), we coordinate directly with this office for protected structures, ACA-located homes, and apartments. Their planning portal: https://www.dublincity.ie/residential/planning.
Our Dublin grants take 8 working days on average from filing to approval. Faster than the all-Ireland average of 10 days — Dublin applications are processed efficiently because of the local SEAI office workload. Total timeline from quote to grant payout is 52-72 days.
187 SEAI-approved BER assessors are active in Dublin per the SEAI public register. We pre-book assessor slots in batches each month, which means Dublin customers typically get their post-install BER reassessment within 7-10 days of switch-on — vs. 3-4 weeks if you book independently. Assessor fee (~€150-€200) is often included in our quote.
Unfortunately no — the SEAI Solar Electricity Grant is for owner-occupiers only. Landlords in Dublin can still install solar (Microgen Support Scheme tariff still applies, 0% VAT on solar PV materials since May 2023), but without the €2,100 grant payback stretches from 5-7 years to 8-10 years. For commercial/agricultural properties in Dublin, separate schemes apply (TAMS 3 for farms, SME grants up to €162,600).
New builds (post-31 Dec 2020) in Dublin are excluded from the SEAI residential grant — they're assumed to meet higher building energy standards already. You can still install solar — the Microgen Support Scheme tariff (~€0.21/kWh export) and 0% VAT apply. Dublin has a growing pool of post-2020 builds, especially in newer estates around Tallaght and Swords — we flag eligibility at first contact.
Yes, Dublin homeowners can stack the Solar Electricity Grant with: SEAI EV Home Charger Grant (€300), Better Energy Home Scheme (insulation/heat pump grants up to €8,000+), and One-Stop-Shop service for whole-home retrofits. Plus 0% VAT on solar PV materials (since May 2023). All those stack on top of the €2,100 solar grant — same grant scheme works the same way in every county including Dublin.
For most Dublin homes: no. Dublin City Council planning permission is exempt for domestic rooftop solar PV (SI 405/2022). The exceptions in Dublin — protected structures (Section 57 declaration needed), Architectural Conservation Areas, apartments — we coordinate with Dublin City Council's planning office at Civic Offices.
